Custom Bathroom Vanities for a South African Hotel Project: From 3 Pilot Rooms to Scale
A hotel developer in Johannesburg recently approached LAMOO with a brief that sounded straightforward at first. They needed bathroom vanities for a new business hotel in Gauteng. The catch: they needed three fully finished pilot rooms first, and those three rooms had to win approval for a 150-room rollout.
The developer had already looked at standard catalog products from several suppliers. None of them worked. The rooms were too compact, the plumbing layout was fixed during construction, and the hotel group had specific brand standards for finishes and hardware. Standard sizes would have required cutting cabinets on site, which the developer wanted to avoid.

The Brief: Three Pilot Rooms to Win a 150-Room Contract
The project was located in the Johannesburg area, serving business travelers near Sandton. The hotel group required a modern, clean-lined vanity design that matched their international brand guidelines, but the room dimensions were tighter than European or Asian standards where most catalog products are designed.
The developer needed:
- Three complete vanity sets for pilot room installation;
- Exact dimensions to fit pre-built bathroom niches;
- Basin and faucet coordination with South African plumbing fixtures already on order;
- A finish that could survive Gauteng's climate and daily hotel use;
- Documentation that would allow identical production for the remaining 147 rooms.
The timeline was tight. The pilot rooms had to be ready for inspection within six weeks to meet the hotel group's procurement deadline.
Why Standard Vanities Could Not Work
Several issues ruled out off-the-shelf products immediately.
Room size. The bathrooms were designed around a 700mm wide vanity niche. Most standard catalog vanities start at 750mm or 800mm. A 50mm difference might sound minor, but in a compact hotel bathroom it blocks door swing and reduces walking clearance to the shower area.
Plumbing position. The builder had already set drainage and water supply points based on local South African standards. The basin trap position and faucet hole spacing did not match the Chinese standard dimensions that most ready-made vanities are built around.
Climate and material choice. Johannesburg sits at high altitude with a semi-arid climate. Winters are dry and cold; summers bring thunderstorms and sharp temperature shifts. The developer was concerned about joint expansion in standard particleboard cabinets. They needed a material that would stay flat through seasonal humidity swings without warping at the edges.
Batch consistency. The three pilot rooms were only the beginning. If approved, the hotel group expected all 150 rooms to look identical. That meant the finish color, wood grain direction, hardware placement, and edge banding quality had to be locked in a production file that could be repeated six months later without variation.
What LAMOO Customized for the Pilot Rooms
LAMOO treated the three pilot rooms as a full development project rather than a sample order.
Dimension adjustment. The cabinet carcass was reduced to 680mm wide to leave installation tolerance inside the 700mm niche. Depth was kept at 460mm to maintain drawer storage while allowing comfortable movement past the shower screen. Internal drawer depth was maximized by routing plumbing space through a rear cutout rather than a traditional U-shape, which recovered almost 40mm of usable storage depth.
Material selection. Instead of standard particleboard, LAMOO specified moisture-resistant MDF with a high-pressure laminate finish. The core density handles the dry winter air without cracking, and the laminate surface resists the hard water staining common in Gauteng. Edge banding was upgraded to 2mm PVC with color-matched glue to prevent delamination during temperature cycles.
Basin and faucet coordination. The developer supplied the South African basin model and faucet technical sheets two weeks before production. LAMOO adjusted the countertop cutout and faucet hole spacing to match the local fixtures exactly. This prevented the common problem of a vanity arriving on site only to discover the basin does not sit flush or the faucet holes are misaligned.
Finish and hardware locking. The pilot room finish was a warm grey woodgrain specified by the hotel group. LAMOO produced three color samples first, had the developer and hotel group sign off on one, then archived the laminate batch code, edge banding dye lot, and handle model number. This documentation ensures that batch 147 looks identical to batch 1.

From Sample Approval to Full-Scale Planning
The three pilot vanities were produced, packed with reinforced corner protection for the sea freight to Durban, and delivered to Johannesburg within five weeks. Installation took one day. The plumber reported no cutting or adjustment was needed, which the developer noted as a significant cost saving compared to previous projects where standard cabinets required on-site modification.
The hotel group approved the design two weeks after inspection. The developer then placed the full 150-room order using the locked specifications from the pilot production. Because the dimensions, materials, and finish were already confirmed, LAMOO moved directly to bulk production without repeating the sample cycle.

What This Means for Other South African Developers
This project illustrates a common pattern in South African hotel and residential development. The market often requires non-standard dimensions, local plumbing compatibility, and materials suited to inland climate conditions. Importing standard catalog products from overseas frequently creates installation delays and on-site modification costs that erase any initial price advantage.
Developers working on multi-unit projects in Johannesburg, Pretoria, or similar inland markets should consider locking specifications through pilot production before committing to full-scale orders. The cost of producing three correct vanities is far lower than adjusting 147 incorrect ones.
